BMS Upgrade for TopNotch Gyms

The TopNotch Gyms facility comprises a diverse range of HVAC plant, including boilers, primary and secondary pumps, air handling units (AHUs), split and VRF air conditioning systems, domestic hot water services, and pool water control systems. Prior to the upgrade, plant operation was largely standalone, with localised control strategies and a significant proportion of equipment operating continuously (24/7). This resulted in limited optimisation, poor energy efficiency, and minimal system visibility.

Oakland was engaged to design, install, and commission a fully integrated Building Management System (BMS), providing centralised monitoring and control of all mechanical and electrical plant across the site.

The solution was engineered around the Trend IQ5 platform, delivering a high-performance and scalable controls architecture. The BMS incorporates tailored control strategies, intelligent time scheduling, and plant interlocks to optimise system operation and significantly reduce energy consumption.

Scope of Integration

The following systems were integrated into the BMS:

• Boiler plant – sequencing, lead/lag control, and outside air temperature compensation
• Pump systems – duty/standby rotation, fault indication, and status monitoring
• Domestic hot water systems – temperature control and time-based scheduling
• Air handling units (AHUs) – full control of supply and extract fans, heating, humidity regulation, and frost protection
• Pool water systems – temperature control and circulation management
• Ventilation systems – general supply and extract with time scheduling and demand-based CO₂ control
• Air conditioning systems – fully integrated for centralised control and performance monitoring

Integration of the Toshiba air conditioning systems was achieved via an interface gateway from HMS Networks, enabling seamless communication between proprietary AC controls and the BMS network.

Supervisory Control & User Interface

For supervisory control and user interaction, Oakland deployed a hosted IQVision platform. This provides secure remote access, real-time system visualisation, alarm management, and trend logging. Operators can monitor system performance and adjust control strategies from any location, improving responsiveness and operational oversight.

The upgraded BMS delivers:
